These terms cover your use of the website only. If you take a room, your tenancy is governed by your tenancy agreement.

We work to keep room details, prices and availability accurate, but they can change. Photos are representative of the room. Nothing on this website is an offer of a tenancy.

Submitting a viewing, waitlist or reservation request does not secure a room. We only take a holding deposit after reviewing your details and sending you a secure payment link.

A holding deposit is capped at one week's rent and is dealt with under the Tenant Fees Act 2019. It is refunded or credited to your first month's rent, except where the Act allows us to keep it — for example if you provide false or misleading information, fail a Right to Rent check, or withdraw. We'll explain any retention in writing.

The tenancies we offer are periodic assured tenancies under the Renters' Rights Act. We do not charge any fees other than those permitted by the Tenant Fees Act 2019.

Don't misuse the website: no attempts to break or overload it, gain unauthorised access, scrape it, or submit false information.

We aren't liable for losses arising from use of the website, except where the law doesn't allow that liability to be limited. Nothing in these terms limits liability that cannot be limited by law.

These terms are governed by the law of England and Wales, and its courts have jurisdiction.
